Your roof is exposed to every element, which can lead to a variety of problems over the years. Let's take a look at some of the most common roofing problems and what you can do to help prevent them.
1. Cracked shingles and membranes
Both shingles and the protective membrane beneath them can suffer from cracks, blistering and splits. Not only is this one of the most common roofing problems among shingle roofs, but it also has the potential to be one of the most costly. Once shingles and protective layers have cracked, moisture can easily find its way inside your roof. This can lead to pooled water, which creates mold, rot and structural damage. Fortunately, problems with shingles are easy to spot by examining your rooftop or investing in regular rooftop inspections so there's no need to wait for damp spots.
2. Warped and broken flashing
Flashing refers to the metal edges used to seal the edge of your roof and more vulnerable areas, like valleys, chimneys and vents. Flashing is made with durable metals and dependable sealants because these areas of the roof are susceptible to pooled water and leaks. If flashing starts to decay or warp it will expose the seams and joints of your roof, causing damaging results, which may occur in the spots where moisture can become trapped. Older flashing is more at risk than recently installed products.
3. Long-term snowfall and wind
Rooftops are capable of handling brief snowfall and storms but long-term weathering can create serious issues for your roof. Built-up snow not only creates extra weight, but it can also create a back flow of water into your roof (this can be prevented with drip edges) and encourage shingle decay with the freeze/thaw cycle and constant presence of moisture. Continuous wind storms may offer similar problems too. The best solution for this issue is a roof specifically designed to meet the elements in your area, including slopes that get rid of snow as quickly as possible and good ventilation that will encourage melting.
4. Plant growth
Any kind of plant growth on your roof is never a good sign. However, the most insidious "green" roofing problems can be difficult to notice at first. Lichen, moss and similar plants can creep across your roof and may only show up as a change in shingle color at first…until they continue to grow. This growth can cause a number of issues for homeowners, including roof deterioration and leaks. Moss and lichen can be removed when detected, although you may need to replace your shingles.
5. Material or installation issues
There are a number of roofing issues that can be tied back to the way your roof was installed or repaired. Nothing can ruin your roof like a shingle installation that leaves your home open to leaks or using the wrong material that is not suitable for the changing weather condidtions.
